Well jojo....depends on your down payment and the current interest rate! FHA loans are 3.5% down plus closing costs. Conventional loans require 20% down. There are a lot of programs out there for new buyers and you might still be able to get the 8k first time buyer incentive from Uncle Sam.

The unit looks quite nice.

So why are you selling it? Do you have tenant already?

Any upgrades? Any inspection done already? Is it gated(I assume not)?
 
Why I'm selling....my job is possibly shakey...like a lot of people.....and I don't want to put myself in a corner and lose what I've put into it.....so I'm trying to be proactive I suppose?

I'm my own tenant....it was an investment for me, to eventually sell and move forward....and I'm learning a lot! Inspection is from Jan 09, upgrades are bathrooms, misc details....sinks, fans, replaced an exterior door etc. All of the things that the inspector pointed out I've basically fixed.....I'm not in a panic sale yet....but you know how it goes nowadays!

Not gated btw. Built in 1980.

hey, that place looks great. you guys did a nice job. will share the info if i come across anyone looking but congrats and best of luck
