    I wish I could find a steal like that here in Simi. We're in the market right now and the best I could find for 155k was a cardboard box. Homes are selling though. Good luck.

    Realtor.com will give you the gist of the MLS, I would almost recommend you talk to a professional but they are the ones who brain washed us into this current mess. If you want to talk to someone knowledgeable go see an accountant or bank employee with at least a decade of tenure. Anybody who has not been in business that long tends to believe what ever they hear on the web and worse are starving for commissions. This is a bike site, not the MLS sure it's near a destination but anyone in the position to invest here could do better than the 909. Try TCS foreclosures, the have investors that can help with a deed in lieu better than ruining their credit as there will be a deficiency judgement either way.:?:.

    Baldwin Park and La Puente has homes under 200k. I showed some good repo stuff this past week. Im on my way to show stuff (condos)there now for under 175k

    This is correct.
    regardless what a realtor tells you, both the selling and buying realtors want to get the highest price possible.
    This is what happens when you have commision paid as a percentage.

    Just try and sit down with the homeowner and grind away like a persian rug trader, see what happens.

    Realtor.com is a cool consumer website.

    I just see a lot of the good deals being made before the homes even hit Realtor.com. There is a 1 to 3 day upload wait till the homes go from the MLS (and other systems) to consumer web sites.

    Its more of who you know and what they know that works best. I just put together a repo deal this past Thursday in Hacienda Heights where I knew the broker and was able to apply pressure to get the bank to respond to our offer in 24 hours. We got the offer accepted in 24 hours and not 2-4 weeks that banks use to review offers (they want a bidding war and multiple offers to get more $)

    I also got a short sale approved deal this past Wednesday that I wrote in for an investor back in December. The agent called me and told me they had to move it asap since escrow fell thru. It sold for $435k in 2006, was in escrow for $180k then fell out. I wrote it for $140k and the lien holder (bank) approved the sale Wednesday. Another investor wanted to buy it cash, but we locked it up

    I also see (get passed on or offered ) many of bulk sales of repos that are 35 to 50 cents on the dollar. These deals never even see consumer web sites.

    Get a good Realtor in your area that has access to good repo-or approved short sales (or knows reo brokers or bank asset managers)

    I can also refer you to someone who knows what they are doing.

    Cool. Thanks for the heads-up. I'm looking for a (first) home in the Inland Empire. I would even consider a condo or town home since I'm single with no children. I'm looking for monthly payments between $800 and $1200. I have excellent credit and have cash for a good down. (Fontana, High Desert OK... Rialto, Colton, San Vergadino... NOPE!

    I guess I should have put a dancing spam can up here, because my sarcasm was missed. I would never join an organization like Realtor because for your union dues you become part of the solution not the problem. All the BS they have spread to increase sales over the last few years has contributed to the worse economic decline in recent memory (there's a great book by their former chief economist out there describing how "management" would only publish optimistic news which = propaganda). Now the same organization says "It's a great time to buy!!" with no sympathy for the folks that will soon be homeless due to their ravenous appetite for commissions that still continues unabated. True Redfin is a more sustainable model and actually earns my respect, but my point is if I were house shopping I would go to that or another real estate site.

    It's nothing personal but nether is this it's business, if a person wants to advertise they can buy a banner or cough up $25 for a little STR doodad. Otherwise I call shenanigans that this is trying to "help out" an unfortunate homeowner regardless of the location (plot it on a map if I'm wrong here). This is a bike site, as a courtesy I refrain from polluting it with religon, politics, or worse business. Whats more offensive is this is not even in the NBR market place, but the general one where we trade used gear. Even I am guilty of slipping in some home furnishings and other crap in with my bike parts (though the juicer went to a health nut who loves to juice) but to trying to sell an item like a house with the potential to make thousands and not even contribute to the forum?[-(

    It would start a precedent and it must end here, I might slide on a cabin in the mountains but this is a crappy tract home in the 909 that was way overvalued a few years ago and still is today considering the glut of current inventory. There is a place for this type of thread on the web and it's Craigs list, with all it's scams, penis pills, and sleazy proposals.

    Mods, please "Stop the insanity" so I can go back to beating up on Stan's and other bad but thankfully BIKE RELATED ideas.

    Whats up with the venom your spewing?

    To insinuate that members of str should stick to just discussing bike related on the forums is unrealistic since there are topics and life beyond MTB. Some of us users have interest in other things and want to discuss those things. In fact, I have seen you post about non MTB related topics all the time.

    You said you refrain from polluting these forums from politics, religion and or worse business. Good for you. Have you thought that people might from time to time want to discuss other non-bike topics and exercise freedom of speech? Why censor? Last time I heard, we are in a free country. We are not in a country like China where people are controlled and limited as to what they can say.

    I sometimes see a post or thread on a non-bike topic that I don't like: I just don't respond to it in a negative way or flame the person posting.

    Yes the economy is tanking. A combination of factors have contributed to the crap where in. Outsourcing of jobs overseas, weak housing sector, a MAJOR trade deficit, and expensive wars have all contributed the state that we are in.

    Bro, don't take life so seriously.

    That is pretty damn close to Southridge, I'm trying to lighten up, in the words of Oscar Wilde "I'm not young enough to know everything". But agendas piss me off:lol: whether it's for profit or preying on peoples emotions (and wallets) with cute pictures of dogs I want nothing to do with it. I come here for bike porn, to swap parts and sometimes blaze new trails and friends, business get's left at the office.
